Vila Kobdilj 1835 stands on the Karst plateau in Slovenia, just one kilometre from the medieval village of Štanjel.
More than 200 years old, this traditional Karst homestead has been carefully restored into a place of quiet retreat, where history, architecture and the spirit of the Karst landscape naturally blend with modern comfort.
The house offers three en-suite rooms and two fully equipped apartments, comfortably accommodating up to 18 guests. At its heart lies the borjač – the enclosed courtyard where life slows down and evenings often end with a glass of Karst wine beneath the old vine.

One of the best preserved Karst homesteads
Behind the large courtyard gates lies the borjač – an enclosed courtyard protected from the harsh Karst bora winds by the surrounding stone buildings. At its centre grows an old vine, beside it a štirna, the stone well that once provided the household with its own source of drinking water.
A special treasure of the homestead is hidden in the kitchen. Here one of the last Karst black kitchens has been preserved, with an open stone hearth and a built-in bread oven, which we carefully restored and brought back into use.
The homestead is protected as architectural cultural heritage. The restoration was designed by architect Vesna Hrvatin and carried out under the professional supervision of the Institute for the Protection of Cultural Heritage of Slovenia, Nova Gorica.
The Karst is a place that is easy to fall in love with.
And this is what happened to us.
During a cycling trip, we stopped in front of the gates of the portal to have a sip of water. Through the crack in the arched door, we glimpsed a piece of paradise and thought how wonderful it would be to have such a homestead and restore it to its former glory. Almost by accident, after a series of unusual coincidences, we became its owners a few years later. We poured all our heart, knowledge, resources, and soul into its restoration, always with the desire to combine modern design approaches with the authentic tradition of this exceptional space.
Metka and Tomaž, owners
Metka is an artist. Her wooden vessels can be viewed and purchased at o2wood.si or in her gallery Lokal, in Štanjel. The former barn of the Kobdilj estate has become her carpentry studio, and if you wish, she will be happy to give you a tour.
Tomaž has dedicated his work to the development of renewable energy sources. His company, Kisik, is a leader in establishing energy communities and advising local communities on finding optimal sustainable energy solutions.
Erazem and Lea, Kajetan and Ana are the next generation helping with the renovation and designing the interior of our villa, thinking about its future, bringing new ideas, and reminding their parents not to forget to think outside the box.
